🚗 Speeding & Stop Signs
The Sheriff’s Office has increased patrols throughout PR and has recently issued multiple warnings and citations. Officer Tipton noted that most drivers stopped werePR residents.
A friendly (but important) reminder: the speed limit is 25 mph — and stop signsmean STOP (not yield).
There was also concern raised about drivers passing other vehicles within theneighborhood, which creates serious safety risks.

Officer Tipton believes recent activity may be spillover from nearby areas, includingJefferson County. He shared these helpful prevention tips:
For perspective, he shared that in 2025 alone, their department responded to approximately 16,000 calls.

Following our recent Annual Meeting, we would like to extend our sincere appreciation to our outgoing Board members — Tonya Gulledge, Kris Hayden, Justin Heckel, andDiana Wildenmann.
Serving on the Board requires time, dedication, and a willingness to make thoughtful decisions on behalf of the entire community. We are grateful for the commitment each of you has shown and for the many hours you invested in supporting and improving our neighborhood.
Prior to this year's meeting, the Directors at the time also approved updated bylaws expanding the Board from three voting Directors to nine. This important change ensures that significant decisions impacting our neighborhood are guided by broader representation and shared leadership.
We would like to thank everyone who put their name forward to serve. Congratulations to our seven newly selected Directors — Connie Colbert, Rich Hereath, StuartLowery, Jay McCain, Traci Omlor, Sarah Saneii, and Travis Saylor. We appreciate your willingness to serve and look forward to working together.
These new Directors will join Candace Francis Allen and Malena Kraig to form our nine-member Board. We are excited about the expanded leadership structure and the diverse perspectives it brings to our community.

The Persimmon Ridge HOA contract with Waste Management is set to expire on June30, 2026. Under the terms of the current agreement, the HOA must provide notice if we intend to terminate or renew the contract.
Over the past two months, the Board has been actively reviewing options to ensure we continue receiving competitive pricing and reliable service for our community. Requests for Proposals (RFPs) were sent to five different companies, and four submitted responses.
We understand there have been concerns regarding Waste Management, including policies that do not allow trash bags to be placed outside of carts and occasional customer service frustrations. As part of the bidding process, all responding companies were specifically asked about their bag policies. Each company stated that trash bags must be placed inside the provided cart, and if additional capacity is needed, a second cart would need to be purchased. This appears to be an industry-wide standard rather than a company-specific rule.
The Board also maintains a strong and responsive contact at Waste Management. If you experience an issue that is not resolved promptly through customer service, please bring it to Melinda and/or the Board’s attention at melinda@contactcornerstone.comand/or PRHOADirectors@gmail.com so we can escalate it directly through our established contact.
One benefit of the Waste Management proposal is the inclusion of one bulk item pickup per month at no additional cost, scheduled in advance. While some othercompanies offered bulk pickup services, they were typically available only for an additional fee.
In addition, Waste Management’s proposed pricing was well-positioned compared to competitors, reflecting only a slight increase. Beginning July 1, 2026, the monthly rates would be:
The proposed agreement would be for a three-year contract, and service would remain mandatory for all residents.
There would be an annual rate adjustment, on July 1st, based on the year-over-year change in the Consumer Price Index for Water, Sewer, and Trash Services. This is whatWM used on the current Persimmon Ridge contract. As an example, the change from2024 to 2025 was 4.9%.
The Board carefully evaluated pricing, service levels, and overall value before moving forward, with the goal of securing dependable and cost-effective service for thecommunity. We’ve received a few questions recently about key fobs and whether homeowners will be issued new fobs this year. We hope the information below helps clarify how thesystem works.
Our community key fobs are programmed to provide access to specific amenities based on the season and the facility’s hours of operation.
Homeowners who received key fobs last year will not receive new fobs this year. Your existing fob will continue to work for applicable amenities once seasonal access isactivated if your resident form has been completed and you are in good standing with the HOA.
If you need to purchase additional fobs or replace a lost fob from last year, please contact the HOA for information on how to do so.
We appreciate everyone’s cooperation as we manage access to our shared amenities and look forward to another great season in our community!

Residents may be interested in a local Community Supported Agriculture (CSA)program offered this year by Deutsch Family Farm, a fourth-generation family farm inour area. This is their 6th year coming to the neighborhood. CSA members receive weekly bags of fresh, seasonal produce for 20 weeks, with items changing throughoutthe growing season—from spring greens to summer vegetables and fall crops.
A neighborhood pickup location will again be available at the Persimmon Ridge pool parking lot, with a projected start date of May 14, 2026 (weather permitting).
Please note that this CSA program is not sponsored or managed by the HOA; the HOA is simply sharing this information as a courtesy to residents.

Bluegrass Pools is beginning to hire lifeguards and pool staff for the upcoming pool season, with preference given to neighborhood residents. This is a great opportunity forteens and young adults in our community to earn a summer job close to home.

Annual Residential Form – Now Available
The Annual Residential Form is now available for each household to complete. Link to the form: 2026 Resident Form
As a reminder, this process was implemented last year for several important reasons and is required to be completed annually.
This streamlined form will:
✓ Serve as your pool waiver
✓ Include acknowledgment of the key fob policy
✓ Allow us to update and maintain accurate community records (some records had not been updated in 18+ years)

Snow Reminder: Keep Streets Clear for Plows
Following the snow storms we had a few weeks ago, this is a friendly reminder top lease avoid parking on the street when snow is in the forecast.
Our neighborhood streets are county roads (except for the villas), and snow removal is handled by Shelby County snow plow crews. In order for them to effectively and safelyclear the roads, they need full access to the street.

HOA dues post January 1st. To make it easy, the HOA has implemented a 30‑day grace period and a split-pay option:
• $462 due Feb 1
• $463 due May 1
If you miss either date, then your account will incur a $50 late fee. After May 1, any balance is $25/week and pool/amenities are paused until dues are brought back up tocurrent. As a reminder, payments can be made through the portal (see links below).

As we welcome the approach of spring, it’s a great time for residents to take a look around their homes and lots and begin tidying up after the winter months. A little early maintenance goes a long way in keeping our neighborhood looking its best and staying safe for everyone.
Please remember to keep lots well maintained, including clearing debris, trimming overgrowth, and addressing areas that may have become slippery or unsightly over the winter. In particular, algae buildup on steps, walkways, and retaining walls can create a slip hazard and should be cleaned as weather permits. We also ask residents to check their mailboxes and mailbox areas to ensure they are upright, in good repair, and free from overgrowth or damage.
Additionally, if you notice any common areas throughout the neighborhood that may need attention — such as landscaping, signage, lighting, or other maintenance concerns — please share that feedback with the HOA or Cornerstone. Resident input is helpful as we prioritize spring projects and improvements.

From time to time, the Persimmon Ridge HOA receives concerns about excessive dog barking in the neighborhood. We know how much our residents love their pets —they’re part of the family! At the same time, we all share responsibility for keeping our community peaceful and enjoyable for everyone.
Just as a reminder, Shelby County does have a Noise Ordinance in place, and our community Covenants include provisions regarding nuisances. Ongoing or excessive barking can sometimes fall into those categories.
If you’re experiencing an issue, we encourage starting with a friendly conversation.Many pet owners may not realize their dog is barking while they’re away or that it’s becoming disruptive. A simple, neighborly discussion often resolves the situation quickly and positively.
Let’s continue to show one another patience, kindness, and respect. We all want to love where we live — and working together helps keep Persimmon Ridge the wonderful community we call home. 🐾

Please make sure if you are planning any change to the exterior of your home to fill out the Architectural Review Form that can be found on Cornerstone’s website (examples include a fence, playground set, fire pit, deck, dumpster etc). This includes if you will have a dumpster on site for any project for any amount of time.
Once Melinda receives your application, the process usually only takes a few days to complete. She works closely with all applicants to ensure the Architectural ReviewCommittee (ARC) has what they need to evaluate your project for a successful result.
